Last spring, a young family flew in from the Bay Area wanting a newer home, no dated remodel projects, a real backyard, and a park close enough that the kids could ride bikes there. The golf-club communities they toured felt like paying for a lifestyle they would not use. We spent one Saturday afternoon in Inspirada, and by the time we stood on the lawn at Aventura Park watching families gather near the pool, they had stopped asking about golf entirely. That is why luxury homes in Inspirada deserve a serious look.
Inspirada is a master-planned community in southwest Henderson built around parks, trails, and newer construction. This 2026 buyer guide covers where the premium pockets are, what daily life feels like, and how Inspirada compares with Anthem Country Club, Seven Hills, and Southern Highlands.
I’m John Gafford, Broker/Owner of The Gafford Group at Simply Vegas. Our team of Henderson luxury specialists runs Luxury Homes of Henderson, and helping buyers weigh new-build luxury against established estate communities is one of the conversations I enjoy most.
Why Buyers Look at Luxury Homes in Inspirada
Most buyers who land in Inspirada are chasing a specific combination: newer construction, modern open floor plans, energy-efficient systems, and a community that is designed to be lived in outdoors. You are buying a home built for how people live today, not budgeting for a gut renovation.
The other draw is value. Inspirada has no private golf course, and for many families that is a feature. The money that might go toward club dues and a golf-course premium can instead go toward a larger floor plan, upgraded finishes, or a pool. Buyers searching “Inspirada homes for sale” or “new luxury homes in Henderson” are usually weighing exactly that trade.
Where Inspirada Sits in Henderson
Inspirada is in the southern part of West Henderson, in the 89044 area, on the side of the valley that has seen much of Henderson’s newest growth.
Getting around is straightforward. St. Rose Parkway connects you toward I-15, and the I-215 Beltway is a short drive north, which makes the Las Vegas Strip, Harry Reid International Airport, and the rest of Henderson easy to reach. Henderson Executive Airport sits just north of the community, a genuine convenience for owners who fly private, and the Las Vegas Raiders practice facility is nearby. A Costco is close by, a new hospital has been under construction in the area, and a planned commercial core continues to take shape.
Parks, Trails & the Inspirada Lifestyle
This is where Inspirada really separates itself. The community has 85 acres of parks, trails, and open space, with walking, hiking, and biking trails weaving between neighborhoods. At completion, the plan calls for roughly 35 miles of trails.
The parks each have their own personality. Aventura is the largest, at more than 20 acres, built around active play. Potenza carries a music-and-movement theme, Capriola focuses on hands-on activity, and Attesa, the newest, is a 5-acre park near some of the latest home additions. Solista Park is home to the resident community center, with a full kitchen, gathering space, and resident pools right outside. Across the park system you will find heated pools, splash pads, tennis, basketball and volleyball courts, sports fields, dog parks, and shaded picnic areas.
For bigger adventures, Sloan Canyon National Conservation Area and the open desert to the south are close by. Inspirada is the rare Henderson community where the amenities are the neighborhood.
Homes, Builders & Premium Pockets
Inspirada’s housing is built by production and semi-custom builders, and the luxury opportunity lives in specific pockets rather than across the whole master plan. According to our neighborhood page, builders including KB Home, Tri Pointe, and Toll Brothers have been active here, with more than 50 customizable floor plan options. Toll Brothers neighborhoods include gated enclaves with exclusive-use resident facilities, which is where many of our luxury-minded buyers focus first.
In the premium pockets, expect larger single- and two-story plans, desert-contemporary architecture, multi-car garages, and room for a pool and outdoor kitchen.
When I evaluate an Inspirada home, I look closely at lot position (park-facing, corner, or interior), views toward the mountains, whether the home is inside a gated enclave, HOA and any special assessment structure, and which upgrades the original owner chose.
Who Inspirada Fits Best
Inspirada tends to be a great match for:
- Families who want parks, pools, and trails within walking distance.
- Relocating buyers who want a move-in-ready newer home rather than a renovation project.
- Value-focused luxury buyers who want new-build quality without a golf-club price tag or club dues.
- Active owners who prefer trails and tennis to eighteen holes.
If you want a private golf club or hillside custom estates, I will usually steer you elsewhere.

New Build or Resale? How to Buy Well in Inspirada
In a master plan with active builders, one of the first decisions is whether to buy new from a builder or buy a resale. New construction means choosing finishes and builder warranties, but also a build timeline and extra costs for landscaping and upgrades. Resales are often move-in ready.
Bring your own agent on your very first builder visit; many builders require it at first registration, and representation typically costs you nothing extra. On resales, I recommend a full inspection even on a young home and a careful review of HOA documents, since Inspirada has a master association and some neighborhoods carry additional sub-association fees.
Schools are a common question. The community is served by Clark County School District schools, and there is also a charter campus in the community. Boundaries change, so always verify school zoning by address before you write an offer.
Frequently Asked Questions
Are there really luxury homes in Inspirada?
Yes, though they are concentrated in specific pockets. The luxury options in Inspirada tend to be larger semi-custom and gated-enclave homes, including Toll Brothers neighborhoods with exclusive-use resident facilities. They offer new-build quality without a golf-club premium.
Does Inspirada have a golf course?
No. Inspirada is built around parks and trails instead of golf. Residents enjoy 85 acres of parks, trails, and open space plus a resident community center at Solista Park. Golfers usually look at Anthem Country Club, Seven Hills, or Southern Highlands instead.
Where is Inspirada located and how is the commute?
Inspirada is in southwest Henderson in the 89044 area. St. Rose Parkway connects toward I-15, and the I-215 Beltway is a short drive north, so the Strip, the airport, and the rest of Henderson are within easy reach. Henderson Executive Airport is just north of the community.
What schools serve Inspirada?
Inspirada is served by Clark County School District schools, and a charter school campus is located within the community. Because attendance boundaries can change, I always recommend verifying school zoning by specific address before making an offer.
